Incuspaze, a provider of flexible workspaces in India, has leased 1,00,000 sq ft of office space at HQ27 in Gurugram. The space covers three floors in a Grade A standalone building. The location is in a large tech hub with good connectivity for businesses and employees.

The new workspace can hold over 1,500 seats. It includes training rooms, conference rooms, meeting spaces, and a breakout zone. Networking areas and a café service are also available. The building has parking facilities, a cafeteria, and a lounge. It has security features and a functional design to support work environments.

Sanjay Chatrath, Co-founder and Managing Director of Incuspaze, said Gurugram’s location and connectivity help India’s commercial real estate growth. “By expanding our presence at HQ27, we’re not only tapping into Gurugram’s growing commercial potential but also offering global businesses a workspace that combines convenience, accessibility, and a modern, sustainable environment that supports both employees and enterprises,” he added.

Manish Aggarwal, Senior Managing Director at JLL, stated there is a demand for Grade A office spaces in Gurugram. “India’s office market recorded a historic high of 53.43 million sq. ft. in gross leasing from January to September 2024. Delhi NCR claimed a 23.1% share, ranking second to Bengaluru’s 24.6%. In Q3 2024, Delhi NCR saw 4.59 million sq. ft. of gross leasing, a 23.5% increase from the previous quarter, reflecting strong occupier and investor interest. We believe that this strategic location will further enhance Incuspaze’s offering, providing a dynamic and inspiring environment for businesses to thrive,” he further explained.

HQ27 is 700 metres from IFFCO Chowk Metro Station and 13 km from Indira Gandhi International Airport. The transaction was expedited by JLL India. In 2024, Incuspaze added 2.01 million sq ft of office space across Noida, Mumbai, Jaipur, Pune, Chennai, Ahmedabad, Bengaluru, and Gurugram.
